The comparison the developer publishes
The developer's material sets Dombivli against two established neighbours, sourced to property portals and blogs rather than to a valuation:

Two things stand out. Dombivli shows the highest yield of the three, which is what you would expect from the lowest capital values. And it is the only row where the commute figure moves materially, because it is the only one the Katai Naka tunnel affects.
Why the yield is higher
Yield is rent divided by price. A higher yield in Dombivli is not primarily a sign of stronger rent, it is a sign of lower entry price. That is the actual investment thesis in this belt: you are buying the cheaper end of a market whose commute is being shortened by construction already underway.
What you can check, and what you cannot
Checkable today:
- Carpet area per unit. The Verde sheets print RERA carpet from 38.067 to 39.501 sq m, which is 410 to 425 sq ft. Ask any other project in the belt for the same thing, printed on the plan, before comparing anything.
- The starting price. Rs 39.99 lakh for the 1 BHK and Rs 55.99 lakh for the 2 BHK, both exclusive of GST, stamp duty, registration and other statutory charges. Ask for the cost sheet against a named tower, floor and unit number.
- Registered completion. December 2030 under PR1330002502340. That is the date the agreement for sale binds the promoter to.
- Registered scope. One wing, twenty floors, 149 apartments, 11,115 sq m.
Not checkable today: the tunnel's opening date, the metro's opening date, and what rents will be in 2030. Anyone quoting you an appreciation percentage is quoting a forecast.
The rental question for a 1 BHK here
A 410 to 425 sq ft 1 BHK with two bathrooms and two balconies rents to a different tenant than a 300 sq ft studio. The second bathroom widens the pool to small families and to two working sharers, which is the more stable end of the rental market in this belt.
