What to ask for on the call

A starting price and an all-inclusive cost are different numbers. Ask for the cost sheet to be broken out, for a specific tower, floor and unit number:

Agreement value against the RERA carpet area for that exact unit
Stamp duty and registration, which are statutory and are not part of the agreement value
GST on the agreement value at the rate applicable to the configuration
Maintenance, and how many months are collected in advance
Parking, and whether it is allotted or on a first-come basis
Development, infrastructure, club and legal charges, itemised
Floor rise, as a separate line. The developer's plans show towers at G+19 and G+27 storeys, so the gap between a low floor and a high floor in the same line is worth seeing on paper
