The constraint
Land is the constraint. Once four towers, their lobbies, the driveways and the setbacks are placed, a conventional layout leaves a thin ribbon of leftover space, and that ribbon becomes the "landscaped garden".

A box cricket pitch on a site this size is only possible because it is on a roof. Moving the sports deck up is what frees the ground.

The ground-level central green, kept as one open space rather than cut into pockets: a central park, jogging and walking tracks, landscaped gardens with shaded sit-outs, outdoor sports lawns, gazebo retreats and a dedicated senior citizen zone.
Retail on the podium
Unimax Life is a mixed-use scheme, so the podium carries retail and commercial space alongside the residential lobbies. The count of more than fifty amenities spans both the residential and commercial parts. The three realm areas add up exactly: 17,500 plus 17,000 plus 15,500 is 50,000 sq ft.
