Verde: eight homes, one central core
Tower 3 is given over entirely to 1 BHK, eight to a floor, arranged around a central core with two lifts and two staircases off a 4 ft 11 in passage. Because the core is central rather than at one end, no home sits at the far end of a long corridor.
Corner units get the better geometry. On 101 and 102 the living room runs 14 ft 5 in by 9 ft 6 in with balconies on two aspects. On 105 and 106, the largest at 425 sq ft carpet, the kitchen opens up to 6 ft 11 in by 10 ft 2 in, which is the most usable kitchen in the tower.
Aura: six homes, four lifts
Tower 2 runs six homes per floor with a 2,000 mm wide central passage. Four lifts serve each floor, three in the central core and one at the second lobby, with staircases at either end. Five homes are 2 BHK and one, unit 3, is a 1 BHK. Four lifts to six homes a floor is a generous ratio, and it is specific to Aura: Verde is planned with two.
The 2 BHK plan gives a 9 ft by 10 ft master with a 7 ft 5 in wardrobe run, a 9 ft by 9 ft 6 in second bedroom, a 9 ft 6 in by 15 ft living room and a separate dining set-down, with two 4 ft by 7 ft bathrooms, a utility off the kitchen and a storage niche off the passage.
Three things the plates do consistently
- Two bathrooms in every home, including the 1 BHK. In a compact plan this is the highest-value decision on the sheet.
- A separate utility balcony at the kitchen, so the washing machine is not in the bathroom or on the living balcony.
- A wardrobe niche built into the bedroom wall, which returns floor area you would otherwise lose to a freestanding cupboard.
The refuge floor
Verde has a refuge floor, drawn with the same eight homes plus the refuge area. Worth knowing if you are choosing a unit line: the homes directly above and below a refuge level have a different outlook to the rest of the stack. Ask which floor it is before you pick.
What is not drawn yet
Plans for Towers 1 and 4 are not in the set issued so far, and the Aura sheets carry room dimensions without an area statement, so the 2 BHK carpet area is on request.
