Two numbers, not one
Each Verde sheet prints RERA carpet and balcony as separate figures. Unit 101: 38.423 sq m carpet, 7.110 sq m balcony. Unit 105: 39.501 sq m carpet, 6.640 sq m balcony.
Carpet is the floor you can furnish. Balcony is useful space you cannot treat as a room. Keep them apart in your head, and be careful with any quoted "area" that does not say which it is.
Why the second bathroom matters more than the extra ten square feet
Across the 1 BHK units the carpet range is 410 to 425 sq ft, a spread of about four percent. Whichever you pick, the plan gives you two bathrooms. On a weekday morning that is a larger practical difference than the fifteen square feet between the smallest and largest unit.
The utility balcony
Each home has a 3 ft to 3 ft 7 in wide utility off the kitchen, drawn with the washing machine on it. In a compact plan this is what keeps the machine out of the bathroom and the drying off the living balcony, so the living balcony stays usable.
Which units get the better geometry
- 101 and 102, the corner units, get two aspects and a 14 ft 5 in by 9 ft 6 in living room. Best light.
- 105 and 106, the largest at 425 sq ft, get a 6 ft 11 in by 10 ft 2 in kitchen, roughly a third larger than the corner units. Best kitchen.
- 103 and 104 at 420 sq ft have the deepest bedroom, drawn at 9 ft 3 in by 13 ft 7 in on unit 104.
- 107 and 108 at 422 sq ft sit either side of the north face.
There is no single best unit. There is a best unit for how you live, which is why the sheets are worth reading before the site visit rather than during it.
Storage, the thing compact plans usually skip
The plans carry a wardrobe niche built into the bedroom wall, 4 ft 7 in to 7 ft 5 in depending on unit, plus a small storage niche off the passage on the Aura 2 BHK. Built-in beats freestanding here, because a freestanding cupboard costs you floor you have already paid for.
The 2 BHK
Tower 2, Aura, gives a 9 ft by 10 ft master with a wardrobe run, a 9 ft by 9 ft 6 in second bedroom, a 9 ft 6 in by 15 ft living room and a separate dining set-down. Its sheets are dimensioned room by room but carry no area statement, so the carpet figure is on request.
