Start with what the price is
At Unimax Life the 1 BHK starts at Rs 39.99 lakh and the 2 BHK at Rs 55.99 lakh. Both are starting prices for the configuration, and both are exclusive of GST, stamp duty, registration and other statutory charges.
That phrase is doing real work. The figure you are quoted first is the agreement value, the number that goes into the registered agreement for sale. Everything below is added to it.
The statutory lines, which nobody can waive
- Stamp duty. Paid to the state on the agreement value, at the rate in force on the day you register. Ask the sales team to state the rate they are quoting and the date it applies from.
- Registration. A separate charge from stamp duty, paid at the sub-registrar's office when the agreement is executed.
- GST. Charged on the agreement value at the rate applicable to the configuration on an under-construction home. This does not apply once a project has its occupation certificate, which is a real difference between buying now and buying at handover.
None of these three are the developer's money. They are also the three most often left out of a verbal quote, which is why the exclusion sentence sits next to every price on this site.
The developer's own lines, which vary by project
- Floor rise. A per-floor premium on the higher floors. The developer's plans at Unimax Life show towers at G+19 and G+27 storeys, so between a third floor and a twenty-fifth floor in the same unit line this can be a substantial number. Ask for it as a rate, not as a lump.
- Parking. Ask whether it is allotted to your flat or assigned on a first-come basis, and whether a second slot is available at all.
- Club and infrastructure charges. One-time charges toward the amenity programme and the site services. At Unimax Life the amenity programme is 50,000 sq ft across three realms, so expect these to be itemised.
- Legal and documentation. Usually a modest fixed charge. Ask what it covers.
- Advance maintenance. Commonly collected as a number of months up front, at handover. Ask how many months, and at what monthly rate.
The cost that is not on any sheet
The registered completion date at Unimax Life is December 2030 under MahaRERA PR1330002502340. If you are renting until then, that rent is part of what the home costs you. Add it up over the period and compare it against a ready home at a higher price. The answer is not always the one the sticker suggests.
The same applies to loan interest paid during construction. Ask your lender what the pre-EMI arrangement is on a project with this completion date.
How to ask, in one message
Send this, more or less as written: please send the cost sheet for a specific tower, floor and unit number, with agreement value, floor rise, parking, club, infrastructure, legal and advance maintenance as separate lines, plus stamp duty, registration and GST shown separately, and the payment schedule against construction milestones.
A seller who can produce that in one message is a seller who has it. One who cannot is quoting you a headline.
What to check before you pay anything
