The pincode for this stretch reads 421204, which is shared across the Umborli, Nilje and Katai belt rather than being specific to the part of Dombivli East nearer the station. That is normal for the fringe of a municipal area, and it is one reason listings for this belt sometimes carry inconsistent locality labels.
What frames the site
- Kalyan-Shilphata Road, the arterial the site sits off, running north to Kalyan Junction and south-west toward Shilphata
- Sonarpada Metro Station on Line 12, the nearest metro node
- Badlapur-Katai Road, the southern edge, carrying NH-80
- Katai Naka, the junction to the west where the roads and the tunnel alignment meet
- Ulhas River, to the north, between the site and Thakurli
How this stretch differs from Dombivli near the station
Around Dombivli station you get older stock, denser streets, and everything within a walk. This belt is newer, lower-density, road-dependent and priced lower. What you gain is plot sizes big enough for planned schemes with real open space. What you give up is walkability, at least until Line 12 is running.
That trade is the actual decision. If you want to walk to a station, this is not the stretch. If you want a gated scheme with a rooftop sports deck and a ground-level park, with a 1 BHK from Rs 39.99 lakh, it is. That figure is exclusive of GST, stamp duty, registration and other statutory charges.
The neighbours
Palava City and Lodha World School sit to the south-west near Katai Naka, with Xperia Mall and its PVR on that side. Tata Amantara is north near the industrial belt. The presence of large planned townships in the same belt is part of why the retail and school infrastructure arrived ahead of the metro.
