The plot size sets the ceiling
Dombivli East has a lot of new supply, and most of it is one building on a plot of half an acre to an acre. That constrains everything downstream. A single tower on a small plot has to put parking at grade, which eats the open space, and it cannot justify an amenity block, so the "clubhouse" becomes a room on the first floor.
Unimax Life sits on 3 acres, with a MahaRERA registered project area of 11,115 sq m under PR1330002502340. That is what makes the rest of the plan possible: a separate car park tower, a recreation deck on top of it, and 15,500 sq ft of ground-level green that is not doubled up as a driveway.
Two bathrooms in a 1 BHK
The detail worth noticing is in the Tower 3 unit plans. Every 1 BHK at Verde has two bathrooms, not one, and two balconies, one off the living room and one off the bedroom, with a separate utility balcony at the kitchen.
At 410 to 425 sq ft of RERA carpet, that is a deliberate planning choice rather than a bonus. In a home this size, the second bathroom is what makes it workable for a family rather than a couple.
The areas are published, which is unusual
The developer's unit sheets for Verde print the RERA carpet area on the drawing, unit by unit:
- Unit 102: 38.067 sq m, which is 410 sq ft
- Units 103 and 104: 39.021 sq m, 420 sq ft
- Units 107 and 108: 39.190 sq m, 422 sq ft
- Unit 101: 38.423 sq m, 414 sq ft
- Units 105 and 106: 39.501 sq m, 425 sq ft
Balconies are stated separately, from 6.013 to 7.110 sq m. The 1 BHK starts at Rs 39.99 lakh, exclusive of GST, stamp duty, registration and other statutory charges. Being able to read a published price and a published carpet area for the same tower, unit by unit, is worth more at this budget than any amenity list.
What is registered, and what is planned
MahaRERA PR1330002502340 covers one building of one wing, twenty floors and 149 apartments on 11,115 sq m, with a registered completion of December 2030. The wider township is planned as four towers, and the developer's plans show towers at G+19 and G+27 storeys.
Those are two different scopes, and it matters when you book. Ask for the registration number covering the specific tower your flat is in, and read the floor count and completion date off that certificate. Tower and registration detail.
Where it sits
Umborli, on the Dombivli East side of the Kalyan-Shilphata Road, with Sonarpada Metro Station on Line 12 as the nearest node and the Katai Naka tunnel shortening the westward run toward Airoli. Jupiter Hospital and Lodha World School are both at two minutes by the developer's own figures.
